If you're looking at condos you'll have a wide selection to choose from in Calgary right now. While some of these condominiums will be located on the top floor, some will be situated in the middle or on the ground floor.
Some people love the idea of grabbing a ground floor unit and feel that they have found a prize when they find one available. Quite often, there will be a patio door or a regular door that leads right into the condo from the outside. This means that you can directly bypass going through the front area of the building and just head right into your unit.
Sometimes a ground floor condo unit will come with a balcony. In some cases a patio door leads to the balcony and you may or may not be able to hop over the railings to get direct access into your unit. In many cases, it is against the rules to hop over the balcony railings even when you're on the ground floor.
Great for dog owners
If you have a dog and have found a condominium complex that allows them, getting a unit on the ground floor that leads directly outside is wonderful. It's a lot less hassle to take your dog out for a walk when you don't have to roam through the hallways and go through the front entrance to get outside. If you have an indoor cat, you may also consider the possibility of leashing it on the outside balcony to get some fresh air.
Not so great for people worried about a break-in
A lot of individuals decide not to get a condo unit on the first floor for safety reasons. For many, it is comforting to know that their unit is safely secured behind locked doors and cannot be directly accessed from outside. If you're the type of person that jumps whenever you hear a noise outside and are ready to call 911 in a moment’s notice, a ground floor unit may not be the best for you.
Sometimes it can be social
Depending on where your condo unit is located, you may find that living on the ground floor gives you an extra edge in regards to getting to know your neighbours. If you have a balcony that you can sit out on you may be able to see your neighbours passing by as they head in and out of the building. For some people this would be a positive while others would consider it to be negative.
Ground floor condos - are they a good idea or not? It all depends on you. Sometimes you have to go take a look at the condominium and see where the unit for sale sits in relation to the building to get a good idea of whether it would be right for you or not.
