Is living in Mahogany right for you?

Every once in a while, a unique community comes along that offers home buyers all the right ingredients for the perfect suburban lifestyle:  well-designed homes, pedestrian friendly streets, beautiful amenities and ease of access.

All of these desirable attributes of the ideal community come together in Mahogany, a lake community in the far south-eastern edge of Calgary.

Developed by Hopewell Residential, Mahogany continues to earn accolades from the Calgary Home Builder’s Association (CHBA) in the Calgary Region.  Last year Hopewell took home three major awards from the Sales and Marketing (SAM) Awards, an annual event and a very prestigious one held by the CHBA.

Mahogany was also recognized at the provincial and national level as the country’s top community.  If you have never driven around this growing neighbourhood, there’s a lot to take in.

Firstly, there are not just one but two lakes in this neighbourhood with a newly opened Beach Club, available to residents through the resident’s association.  This facility is more than a community centre.  It’s a 22,000-square-foot clubhouse right on the lake where residents can enjoy a lake-side lifestyle all year round.  Until this facility opened its doors, home owners accessed the lake, with its beach and surround park, through the West Beach side of the lake.  The clubhouse is right on the main beach. The Mahogany Home Owner’s Association is responsible for holding events, recreation and education programs in the clubhouse. It can also be rented by home owners for private functions.

The park surrounding the clubhouse and the lake includes a splash/spray park, hockey rink, tennis and volleyball courts and exercise equipment. Paddleboards are available for rent.

As the lake itself becomes established the lake will be stocked with fish.

What’s nearby?

With so many new communities in the South East part of the city, developers have taken extra care to ensure home owners have near instant-access to stores, services, gas stations and other retail.  The South Health Campus Hospital is right next door.   The nearby communities of Seton and Auburn Bay have grocery stories and great restaurants with a huge recreation complex underway in Seton.  The Stoney Trail Ring Road is also a “stone’s throw” away making a trip to the airport or downtown quick and easy.

A tour of the community of Mahogany would not be complete without a look through a parade of show homes.  There are home styles for every budget, from mid-rise condos to townhomes and attached homes – moderately priced or lavishly priced depending on the needs of the buyer.

Last summer, show homes on the private island in the lake opened.  Property on this island is dubbed “ultra-estate”, with just 22 lots available in this gated community.   Each home of course is right on the lake and each home as a private dock.  Since being released, 60% of the available lots have been snapped up as buyers seem very excited about this unique opportunity in an award-winning community.  While these island properties have a front row seat on the lake, any home owner in the community can enjoy the lake 365 days a year.

New home prices, as show cased in the parade of show homes in Mahogany, start in the $500,000s which is in line with Calgary’s average sale price for single-family detached homes.  Condo prices start in the $200,00s, townhomes are priced in the $300,000s and lane homes are in the $360,000s.
