Should you just go ahead and put your home on the MLS® listings right away to get the ball rolling and then do the staging or should you be staging first? Stage your house first
There are going to be a lot of people looking at your house once it's put up on the listings. Most people these days are browsing through the MLS® on their computers at home looking for the right property. This is a very visual type of shopping and the words on the listing won't mean half as much as the pictures. When you get your home staged first you can take pictures right away of your beautifully home and get them put up immediately on your listing. First impressions mean everything when it comes to real estate and you can eliminate a lot of potential buyers by putting up pictures of your home as it is now before the staging is done.
Real estate agents are going to be seeing your home through pictures and either recommending it to their clients or not. Once they have taken a look at your home and the pictures provided an agent will have a mental image of your home in his mind. If you put up staged pictures later on, there is no way of knowing whether real estate agents will get a chance to even look at them.
Many sales are made when an agent calls up a client that is looking for a home and lets him know that a new one is available that he might be interested in. There will be more calls going to clients from agents on a staged home that looks ready to sell.
When people look through the pictures that you have put up on your listings they don't want to have to look past your personal items to see the home. Staging eliminates clutter and shows the property exactly the way it is in an inviting and warm way. Stage first if your home needs it. It really is the best way to go.
